If they are month-to-month, then it doesn't matter what's in your lease. Give them 30 days notice and be done with it.

 I have considered going to month-to-month but I've kept with 1 year leases mainly to control when and how many units are being turned over at a time. Maybe I should reconsider.

My lease lists physical abuse, verbal abuse, public intoxication, public disturbance, threats, illegal drug use, etc. as causes for eviction. But it does not mention theft.

(This situation is currently in progress)

Tenant A reached out to let me know that Tenant B's teenage son (next door neighbor) broke into Tenant A's sister's car and stole her keys and wallet and the police are currently in pursuit. They have video evidence, but I haven't seen it yet.

If all of this ends up being proven true and charges are brought, what are my options? I do not want to have a thief living in my house, especially if they are a danger to my other tenants. But can I legally evict someone for the actions of their minor child? Surely I can't bar the minor from the residence.

I've never dealt with anything like this before, and any advice would be greatly appreciated.

@Nicky Reader thank you for sharing your insight and explaining it in a very clear way. It really makes a lot of sense. Do you suggest I sit on my cash until prices come back down (while risking interest rates climbing) or find a property to invest it in?

@ThomasRoy Penland I've heard way too many stories on the podcast of persistence eventually landing people properties, to give up already. I'm not big on trying one lousy piece of mail, admit defeat and move on. I understand that I may not get this property, but it won't be because I didn't exhaust all of my options. If I give up the first time something doesn't work my chances of financial independence are pretty slim.

@Joe Splitrock I agree it is best to buy one with vacancy, and I would have done the same as you did in your situation. However, I live in a small market, and I can't afford to cut a minimum of 2/3 of the small multi family houses out of my search.

Yes, the owner could reach out to me, but my fear is that my letters go straight in the trash because a lot of investors think that everyone is looking to low ball them. That is why I've been trying to think of alternative ways to get my name out there.

Having said that, I do respect your opinion and thank you for your comments.
