Investment Info:

Single-family residence fix & flip investment.

Purchase price: $420,000
Cash invested: $40,000
Sale price: $519,000

This was one of my first flips that I took on in June of last year!

What made you interested in investing in this type of deal?

The purchase price and the condition of the home.

How did you find this deal and how did you negotiate it?

I do text marketing and came across this seller that was wanting to leave AZ and head to NC.

How did you finance this deal?

Hard Money Lender

How did you add value to the deal?

Completely updated the interior of the home and made it to market standard.

What was the outcome?

I made around 12% on this deal.

Lessons learned? Challenges?

People love homes on the golf course.

Hey guys! My name is Noah Branham. I’ve been investing in RE since 2019. I’m currently looking for my first home to reside in. I have a question and would love some help on it. Am I able to purchase a wholesale deal with hard money and then refinance out with a bank to get a mortgage on it?


Really looking forward to getting to know everyone! If you guys could help breakdown the fees involved with the hard money loan, and the refi with the bank, that would help tremendously 🤟🏼
