I've spent a lot of time studying and I'm ready to begin looking for my first property. I've decided to house hack multifamily using FHA financing.

this deal looks great seems to meet my criteria any feedback?

I'm estimating at least $400-600 cash flow with 3.5% down on a 30 year plan. using 50% rule and payment estimator.

I'm having trouble deciding on location as well as finding market trends. Too many options, any advice for narrowing my options down to specific markets?

I understand the concept of starting small, what is the max i should invest in my first property? 

I'm currently interested in buy and hold duplex rentals, it appears ill most likely have to take out an FHA loan unless i can get seller financing.

Any good resources for figuring out what rent "should be " for my potential investment vs what tenant is currently paying or what the advertisement says? How do i verify what resources are reliable? thanks

very helpful, this might be a stupid question. how do i calculate my debt to gross income ratio? do I factor student loans/car loan into that ratio? or is this strictly related to investment loans only?
