How do you recommend I build a schedule? Is that something that every GC does as a plan for me?

Sequentially, how do I pay them? After each task? Every other week? When they need materials? Do I put all of this into a schedule? Will they have a schedule for me? Should I have a contract?

Sorry for the abundance of questions, haha, trying to get that experience!

For my first flip, do I pretty much just let my GC and buyer agent do all the work and the estimated costs before I make the offer? I should get the GC in before the offer, correct? I also don’t want to waste a GC’s time, especially since I don’t have a relationship with one yet.

Also, letting them do all the work scares me I don’t want to be taken advantage of, but I truly don’t know anything yet as a first time flipper.

Thoughts?

Deeply appreciated. Do you recommend that I use a GC before or after I make an offer? I have no relationship with a GC right now (FYI).

And I am looking for a house now...should I find my buyers agent right now? And can I rely on them to find me deals I would like to buy? Or would that pretty much be on me?

What are you best tips on finding this buyers agent that focuses on working with investors?

I’ve heard using Zillow’s “find an agent”.

I guess I fear calling a an unexperienced agent telling me “yes I have a ton of experience” or lying to me, or just claiming work done by their broker or something.

I am looking to do my first ever flip in the next 2-3 months, and I need a contractor!

What are your best strategies to doing so?

All I hear is nightmare stories and things like “been in the game 20 years, you will never find a good contractor”.

Do I just accept that it’s difficult and not incredibly reasonable to expect? How do you minimize this risk?!

So as a first time home buyer with no reputation, what would you recommend as the best strategy to go about this? I also don’t have a relationship with a contractor to send someone in and to do so.

Best way to vet a contractor?
