You do, they have some great ones here in the BP knowledge base... just not a RE inv proposal :)

It has been a while BP! I am still making moves here and there, but more and more I am being asked for paperwork that I just don't have. I have tried to use a regular business plan, but it just doesn't quite cut it for what I need.

I am going to venture off into a full time business here and this venture may heavily involve OPM to get off the ground. Anyone have any RE investment proposals they could post as a template in the knowledge base for us to use?

Research County records is what I do. http://www.washoecounty.us/assessor/cama/search.php (for Reno Area). I went there just to do a test run for you and the first name I came up with was a property investment company.

My point is 'just about' everything you need for each area should be on a county website. Property owners information, how many properties each person or company owns, tax info etc.

Dealing with other investors or investor friendly RE professionals works better for me because they are just familiar. It makes it more a run of the mill situation rather than pulling teeth.

As far as money goes... always have your pre-approvals or proof of funds up front and before they ask for 'em.

Letting people know you are an investor doesn't really help up front (for me) as I still get the same questions. Talk to an investor saavy broker and tell him or her you want to get a pre-qual for x amount and let him/her know you are looking to invest (if you have good credit). Cash is King, just show it up front and you should have no worries.


p.s. get to know your area well before investing, extremely low prices should raise an extremely red flag. If you are not sure about an area don't buy until you do your research. Crime rates, eviction rates, etc. If you plan to rehab and rent make sure to screen your management companies and real estate agencies (that manage properties) well for capability. Make sure they can maintain the property as you would if you were present.

CASH is KING! Cash for keys worked for me! ( I only used it once though). I have heard stories of it working for others as well.

Matter of fact I got an email from someones assistant, totally by accident, where all it said over and over again was. Homeowner is still occupying the property... Like six emails back and forth with the same wording. The last one said well you want to make an offer - cash for keys?

Too funny. I had been inquiring about a Fannie Mae property and she mixed up my response with someone else. I still have the email.

Anyhoo, CASH...

Thanks, I will look into it. ASAP. They did take everything. There are nothing but slabs left outside each unit so I know all of the outside parts will need to be replaced but the units are still inside on the front three.

... After looking I can't seem to find it. Can you post a link Steve?

2 are repairable, maybe. Harrison Township is a township separate from the city and doesn't even have a police department. I will definitely check to make sure.
The thing is two of the units are pretty much just cosmetics and I probably wouldn't use all 6 units. Just wanted to get quoted on the 6 (and the HVAC guy knows this). The only absolute is the three that were vandalized, the other three may or may not work.

The three apt units that are in fair condition still have the HVAC units in them, and if they work, then of course I'll keep em in place but I want to be prepared if they don't.

The vandalized apts hvac units have been stolen.
