Of course not the norm, but it may not be an issue depending on the property and your concerns. Some pigs will root and could potentially cause damage to flooring and doors. Damage could be said the same about dogs though. I think it’ll depend on the person!

I have researched and spoke with several investors in the Morgantown and Fairmont/Clarksburg areas. Morgantown seems to have overpriced properties - fair to poor condition and high prices. Not a good combination. Some have found success in Fairmont/Clarksburg, but same story with the lack of multifamily properties (some in C/D areas).

I am interested in different areas that cash flow well, but still on the lookout.

West Virginia is an interesting rental market for sure.

I'm going to have to agree here that Parkersburg is not exactly for flipping houses. Like most areas in WV, many properties will sit on the market for a few months - that is the norm. Definitely take a look at previously sold homes in the area to determine how long they've sat on the market. I think you'll see that unless they were really good deals, most of them have sat for several months before selling. Wish you the best of luck!

@Garret Adkins I agree! I'd be happy to travel to out a little further if it means to be able to network with other investors local to the area. Let me know how it goes. Maybe we can try to revitalize something in our area too

@Garret Adkins Good luck man! Reach out if you have any questions. Definitely do your research in the Charleston/Huntington areas. There's obviously some bad areas, but there are several good areas too. I'd recommend getting with a good realtor who is investor friendly. That way they can guide you in the right direction.

My next one will be a BRRRR also. I think that's a great plan for you
