Thanks for reaching out! I have some savings as of right now for the upfront costs, but I don't have enough for a good down payment on a property (especially in the inflated market in my area). I currently own a house, so I wouldn't be eligible for any first'time home buyer programs. I've thought about house hacking, but that's just a matter of finding a property that my wife would agree to live in. The idea of going from having our own place to "sharing" a new one doesn't sit as well with her as it does with me. We hope to move out of this house in the next couple of years and upgrade, so I've thought about potentially keeping this one as a rental. I just have to look into the zoning and make sure I can legally rent it out.

There seems like so many options as of right now that I'm just unsure of which path to take to get started. But I appreciate your reply @Nicholas L. I'll just have to keep doing some researching and analyzing :).

Thanks for the tip! I actually grew up in Hudsonville! Grandville to Holland is kind of where I've been looking at and analyzing, so hopefully soon I'll be able to find the right one for my first. Thanks again John.

Hey everyone! My name is Nick Longstreet and I live in the Grand Rapids, MI area (Holland to be exact). I'm just starting out with this whole REI thing and have a lot to learn still, but I am super excited to be a part of such a large community of like-minded people! As I said, I live in Holland, MI with my wife, Jocelyn, and our 8-month-old son, Rennon. As of right now, I work a pretty "normal" factory job, but my biggest goal is to be able to get out of that grind. I'd love to be able to say that we live financially free and not paycheck to paycheck someday, which is my biggest driving force for really diving into my education in real estate investing. I'm trying to be a big sponge and soak up as much knowledge from books and others already doing this, so if you have any tips or advice, please don't hesitate :).

I've been listening/reading on BiggerPockets for a while now, as well as a few books on real estate investing. I really want to get into this and make it a full-time career someday. The issue that I'm running into is that I have no money to start. All of the information (at least that I've seen) in regards to starting with "no money down" talks about finding someone you know to lend you the money. My issue is that I don't know anyone who would invest that much money into someone who "doesn't know what they're doing" in their eyes. I have no experience or track record to make them think that investing in me would be a good idea. Which leaves me stumped as to how to begin. Any advice would be much appreciated!
