Hello -

I am really interested in beginning to invest in real estate particularly multi-family properties. I have about $25k in the bank. Has anyone started with about this much money and have any advice on the best way to begin your investing career? Things you would do differently? Any general investing advice? Looking forward to being an active part of this community.

Hi all,

A friend and I are interested in purchasing a 4-unit multi-family property together to live in and rent out the remaining 3 units within the next 6 months or so. Two questions:

1) Can we get an FHA loan together on the property so that we only need to come up with a 3.5% down payment?

2) When should we realistically begin making offers and looking to buy a property if our goal is to move in during the August/September time frame?

Thank you all for your responses because they opened my eyes to what a mentor is and should be. I always knew that I would need to provide some value to have someone be my mentor, but I never considered the idea of offering a successful person cash. I love that idea because I have no real industry skills or experience that I can add, but everyone is benefited by money. I will be sure to take advantage of the tips you have all given me.

Hello,

I'm 22 and just started a full time job in Chicago. I am looking to pursue real estate investing on the side and hopefully someday as my full time occupation. I am wondering what would be the best way to get started in the world of real estate investing and curious as to what would be the best route for finding a good mentor in my area. Thanks for any help!

Two questions:

1) Is it possible to get a joint real estate license for Illinois and Indiana, or do they at least offer reciprocity?

2) Is it even necessary to have a real estate license to become a real estate investor?

I am 22 years old just trying to learn the basics.

Thanks for the response, that sounds like a good idea. Two questions:

1. What do you mean "make some money while doing it"... you could get paid for getting your real estate license?

2. I live in Indiana currently, but will be moving to Chicago in June, does it make more sense to get my real estate license in Indiana or Illinois or is there a way to have one in both?
