Hello,

I was wondering does long term real estate holding properties such as properties work using private money/investors money? If so how would you structure a deal where they get there ROI monthly/quarterly/yearly. Using their money as a down payment to purchase properties but will there be enough cash at the end for me to have a profit? Just trying to learn some ways to be creative using outside money as down payments for long term hold investing properties. As always thanks for reading and appreciate any feedback!

Thanks for the feedback. Generally speaking if I do bring on private money or hard money loan what does a structure like that look like? What are lenders of that nature looking to make on a deal?

I am looking to put down 20% down payment to buy a 4 unit building. Is it a good idea if I don’t have the 20% for the down payment to use a hard money lender or raise capital for the down payment? Just trying to think if I want to scale faster and be able to have many units how to obtain that Fast rather then using my own 20% down. Also what would a structure look like if I was to raise capital for down payments. How would investors make money and such…..look forward to hearing what you guys think and learn as much as possible. As always  thanks  and appreciate your time and feedback

Hello,

just wondering when purchasing/financing properties is the only option to put down the 25% is cash? Is there any other option for down payment such as cross collateralizing other properties or assets?  Lastly, what are the best options to put down the 25%?
