Love the house hacking strategy and just finished your episode. Your book is next!

I have two daughters so my wife and I were very picky when we were searching for a property. We were fortunate to find two separate houses on one lot and it’s been a great investment for us. We want to do it again!

What would you say is the best strategy for repeating this? We currently have an fha loan on this property and we know you can only have one at a time. Is it best to refi to a conventional loan first then get another fha loan?

Would love to hear your thoughts...

@Katie L. Thank you, this helps a lot! Just curious, what do you mean by the timing of when you pay property tax deductions?

That's a good idea, thanks. I've actually read her book too. I'm sure she'd be very helpful.

Hey everyone! My wife an I recently purchased a duplex and are house hacking it! We wanted to see if anyone in our area could recommend a good CPA that we could meet with to discuss tax write offs, strategies and what we should be aware of when it comes to bookkeeping.  We want to take advantage of everything possible so we'd like to meet with a CPA that specializes in Real Estate. Thanks in advance for any advice/referrals!

Hi everyone. I'd like to be in on the meet ups. I'm from corona and I'm also a multifamily broker. I have a 5 unit deal in Riverside if any of you have an interest.

@Chris Mason

Yeah that makes sense. I could see how that would happen all the time. What are you seeing as the average term for owner carried notes? I know all situations are different and it's all negotiable, but are people typically resistant to their borrowers refinancing out of their loan? Is it common for prepayment penalties to be established?

@Phaen Pittman

My wife and I are running into the same issue. We also want to owner occupy a triplex or fourplex using fha and we have been told the same thing. It's really frustrating. So now we are going to try to get a seller financed deal or settle for a duplex. How long have you been looking for deals?

@Christopher Phillips

I'm curious...Why would it be more more beneficial to do interest only payments on a seller financed loan?

Nice thanks. I'll have to look into that.
