This is a long-time friend of mine. Not a scam. She is offering to carry the other have for a year if I need it. She has a place she needs to put money down on. I really need some qualified investors to discuss this with. Haven't gotten any feedback here on Bigger Pockets. I wish I knew where to go to talk to someone about the deal I'm structuring.

Hello,

So... I have been a busy squirrel saving this past year and my lease is up where I live. I'm not interested in renting anymore. It's so high for mostly low value and no equity. I'm a hard worker and a certified home designer. My goal is to get into the 'add value' space and purchase 1-2 homes per year for the next 5 years. An amazing opportunity has just come up through a connection in the South of France. A 2-building, 2-kitchen home featured in magazines that has been renovated by a successful artist exhibiting in Europe in NYC. I am first on her list now and we are talking tomorrow. She needs 100k up front and the final payment in Aug. I wasn't expecting my first property to be in Europe but the short-term rental value is high. The problem is she is moving fast and there is a waitlist. I would like to structure a deal to a potential investor but I'm so new to this arena. This is my first home. Feeling a bit insecure about what I should be thinking about beyond the obvious (buying in another country, Notaire (FR) fees, inspector and seeing the home in person, comping the value of the property and rental value, repair estimates, etc.). Should I hire a consultant to talk this through? Who? Where?

Hello, I hope you are all doing great! I just joined Bigger Pockets and am a bit obsessed.

I'm looking for ideas for how to structure an opportunity for an investor on a very special property in France. The owner is not listing it because she wants to find the right buyer. There is a waitlist and I'm now at the top. 

Here are the details and my question at the end.

The property is 225k. She needs 1/2 up front to fund her next place and 1/2 in August with a September move-in. 

The property is a premium Air BB opportunity 40-50k per season. It's been featured in International Interior Design magazines - the person who lives there is a famous artist. We run in similar circle which is how I discovered that my dream property is for sale. 

My goal is to live there in off-season and fix it up for renting from April to Nov for the first two years or more. I will live in the states while renting it out. 

My question is what kind of creative financing should I be learning about? Where to find investors interested. I'd like to investor source the full price and put my own money into rehab with a payment schedule with the investor plus revenue from the Air BB. But I'm new to all this and talking to the owner tomorrow. I need to act fast. I think it's a fabulous opportunity. What would be a fair and attractive offer to an investor and where should I look for one interested in luxury South of France short-term rental investing?

Also, there are some repairs and the Notaire fees to pay. Property taxes are 500 per year. And utilities about 100 per month. It's an old farmhouse property with a home and renovated barn and summer kitchen, with a bit of land and a garden.
