@Katie Southard This is the floor plan. there is another but that does not have a separate car garage and has private entrance only from the side.

@Ken M. thank you for the advice. I double checked and these layouts do have two exit doors for both primary and the next gen suite as well.

New to Arizona and I am seeing a few properties with next gen configuration. In CA, there used to be two different house numbers and it was straight forward to rent them as a separate unit. Trying to understand the strategy for investment properties with next gen configuration from the experienced. tysm in advance.

New to Phoenix and hearing a lot of places for rental investments but trying to figure out from the pro's around to find what are the areas that can break-even on a monthly basis and the areas that can show appreciation in the nearer term. planning to put down payment of 30% (~100k)
