@Bradley Buxton I don't know if this will be a good investment property for an investor. I bought this house brand new as my home, but I had to move out. I'm out of pocket $1300 each month to make up for mortgage.

@Kristian Sexton I don't know yet. The only problem with selling while occupied is that I have a huge negative cash flow. I rented it out to save the house when I move out and I'm out of pocket $1,300 every month towards the mortgage. So I would assume this isn't an investment property and more likely will attract home owners rather then investors.

Can I sell my house with tenants managed by a realtor/property manager. 
Due to my situation I made a mistake but renting my house when I moved out. 

I always wanted to be in real estate as an investor rather then home owner. I stumbled up bigger pockets after I made my mistake. 
What's the law in California if I wanted to sell my house. Also my tenants just moved in beginning of December. I don't want them coming after me legally if I sell. So far mostly people are telling me I'm probably stuck until their lease is over. 

meanwhile I also need to pay down my debt and improve credit score.

It looks like it’s rapidly appreciating. Same model house are selling for 10% more than what I bought for. And new community is under construction and selling already literally in my backyard. My house was the last street built from previous construction.

Hey Guys. I’m interested in learning about buying and holding long term rental properties.

But I’m in a really messed up situation right now and looking for suggestions what would be the best approach to my situation in order to scale quickly. 
I bought a house a year ago. A house where me and my wife were going to live as long as possible. However my wife recently passed away and I had to move in with my in laws because of our 2 young babies. 
I decided to keep the house and rent it out, currently I’m out of pocket almost $1300 to cover for mortgage. 
I’m interested in buying more rental properties but first what would be the best approach for my current situation?
