When you are shopping for a rental property do you look for something that is already renting or do you prefer vacant unit so you can bring in your tenant type.

Sec. 4022. Foreclosure moratorium and consumer right to request forbearance.

Provides relief for homeowners with FHA, USDA, VA, or Section 184 or 184A mortgages and those with mortgages backed by Fannie Mae or Freddie Mac from falling behind on payments. These borrowers will have the ability to request a forbearance on their payments for up to 6 months, with a possible extension for another six months without fees, penalties, or extra interest. Homeowners with FHA, USDA, VA, or Section 184 or 184A mortgages, or mortgages backed by Fannie Mae and Freddie Mac, who are facing foreclosure, will also have 60-day relief from foreclosure or being forced to relocate as we address the COVID-19 pandemic.

Agree and I do think if you are a small business Owner and you find success in having your employees work remotely, there is no need to go back and rent that office space once this is over. As a result we might see an increase decline of brick and mortal retail like we haven’t seen before.

I think gyms and movie theater might be alright. People will still prefer to workout at the gym rather than home and people going to the movies for special occasions. But I do think Hotels will suffer do to crows which may increase demand in Airbnb.

Just came across the article below. The Cheesecake Factory Tells Landlords Across the Country It Won’t Be Able to Pay Rent on April 1. Will commercial real estate be drastically effected? What are your thoughts.

Thanks David. I have a friend who recently purchased a duplex and both his tenants have lost their jobs and he doesn’t know what to do if they don’t make payments. I will definitely have him check that out.

Interested to know how the Coronavirus stimulus package helps you as investor.

Also, tenants can’t pay rent and investors can’t pay mortgage. Is the real estate market going to crash again? Worst than the last one?
