Hello BP Community,

I've lurked on the forums for the past two years and am only a couple months away from saving enough capital to make my first deal! I’m a first-time investor based in Chicago who is excited to meet and engage with folks active in real estate in Northwest Indiana.

Long-term goal: In 10 years, generate at least $150,000 in passive income annually (i.e., 40 doors with >$300 NOI per door per month)

Short-term goal (End 2019): Assemble a team, complete my first deal, and get experience managing the team

Target properties: SFH & small MFH in B areas (I should be ok with my mother walking through the neighborhood at night). Looking for minimal (i.e., cosmetic) rehab on first couple deals. Cash flow is priority; appreciation is icing on the cake.

Skills I’ve Developed in My Day Job:

  1. Quantitative analysis and model-building (i.e., Excel ability, was a Math major in school)
  2. Developing efficient, scalable business processes and getting creative with incentive alignment to ensure everyone is working toward the same goal
  3. A deep belief that conscientiousness, integrity, and a genuine interest in and appreciation for everyone's personal goals is the only way to have a team firing on all cylinders

Immediate Next Steps:

  • Find a lender to get pre-approved
  • Take a drive around the area with an expert to learn the ins & outs, and begin churn through deal analysis in the neighborhoods most applicable to me
  • Assemble a team so I can move quickly when the right deal presents itself

I’d be thrilled to receive any help or guidance with regards to the above next steps, or just meet anyone active in the area!

Hello BP Community,

I've lurked on the forums for the past two years and am excited to finally be making my first post! At 25 years old, I'm lucky enough to have graduated college free of debt, earning a comfortable salary at a job I'm passionate about and living downtown in a great American city. I now aim to build on this foundation to secure my financial future. I'd love to meet and engage with folks active in real estate in the Chicagoland area, specifically Northwest Indiana. 

My goal: In 10 years, generate at least $150,000 in passive income annually (i.e., 40 doors with >$300 NOI per door per month)

My target properties: SFH & small MFH in B areas (I should be comfortable with my girlfriend walking through the neighborhood at night). Cash flow is priority for me; appreciation is icing on the cake.

My target market: I believe the NWI market will serve me well due to its better tax rates & landord-friendless compared to Chicagoland in IL. Personally, this market also strikes the balance of being somewhat close to home, while remaining far enough to force me into building scalable relationships and business processes.

What I can offer: I am continuing to learn about real estate and am several months away from the capital necessary to finance my first deal. However, my full-time job in corporate strategy provides me three fundamental skills I believe will translate incredibly well to real estate:

  1. Quantitative analysis and model-building are core skills to being able to judge the value of a potential market / acquisition in my daily work
  2. My daily success hinges on instilling efficient, scalable business processes and getting creative with incentive alignment to ensure everyone is working toward the same goal
  3. As a strategist, my work on the above has zero bearing if I haven't earned the trust of those who must execute against them. I deeply believe that conscientiousness, integrity, and a genuine interest in and appreciation for everyone's personal goals is the only way to have a team (or company) firing on all cylinders.

Who I'd love to meet: I'm excited to network with any investors focused on Chicagoland / NWI. In addition, I'd be thrilled to meet any property managers, agents, and wholesalers with intimate knowledge of the NWI market! In terms of immediate priorities, I'm looking to find a lender to get pre-approved, take a drive around the area with an expert to learn the ins & outs, churn through deal analysis in the neighborhoods most applicable to me, and assemble a team so I can move quickly when the right deal presents itself.

Thanks for reading through this lengthy post; the first time putting yourself out there is always the toughest :) Hopefully any other lurkers reading this post are encouraged to introduce themselves to the forums as well. The fear of inaction has overcome my doubts and worries about real estate, and I can't wait to take the plunge!
