Hi @Tony Lin,

Here is my understanding.

1. Appreciation for 5 year hold is first reduced by 20% and balance is taxed as long term capital gain.

2. Refinance is not an taxable event. That is why it is most beneficial to the passive investor.

3. Annual Cash Flow is positive, but due to depreciation, it will show negative on the K1 which will help offset other passive income you may have.

We did the cost segregation study for a new hotel built by our owners. It benefits the owners if there are other profits to write off against. The losses can be carried forward to future years.

The price for cost segregation study by an independent agency was quoted at 10K; however we built the hotel ourselves, so we did our own research and did cost segregation study ourselves with the help of our CPA.
