Definitely get sewer scope. Invisible issues hurt you the most. Foundation is another big one. Regular inspections usually miss them.

I usually send my Tenants a market rent analysis from Zillow or Redfin about 2-3 months before raising the rent. That way they have time to look around and find out what the market rent is for similar property. If your rent is below market they won't have a. Issue with reasonable rent increase.

Thanks a lot Joe for feedback. I have heard about  Anderson Partners. I believe it is Toby Mathews firm. I have listened to some of his podcasts. Very informative.  I am not sure about their fee structure.  I also listened to Mark J Kohler  attorney's youtube videos few times. Just wanted to know if someone have used and tested any particular law firm.

Happy new year. I am looking for a good, trusted attorney to set up LLC structure for my multi state portfolio. Properties are in California, Ohio and North Carolina. I would appreciate any referrals or recommendations.
