Thanks a lot guys. What I'm going to do is put a non-cicumvention clause as well as an EMD. Everyone's responses were really helpful, thanks!

Ok so lets say that you are going to make a really handsome profit from an assignment of contract and still get your end buyer a good deal. What prevents the end buyer from just forfeiting on a contract right at the last minute, then your contract with the seller is voided and then your buyer just buys directly from the seller? Hi everyone,

I live in NYC and I need a good lawyer to draft me a contract assignment as well as a purchase contract to do wholesale deals. Does anyone know of a lawyer in the city that would be fluent in this kind of transaction? Also, what should I include in my contracts? Should I have a non-refundable EM clause on my assignment contract? What other things should I include in both contracts to protect myself? Thanks in advance!!
