I'm a new investor and a new agent as well! Looking to do the same in central jersey. Have you had any luck finding properties in that area? I'm looking primarily in the Woodbridge/Avenel area of central jersey.

@Cassandra Alessio - Nice! Let me know how it ends up working out for you. I'm currently with Berkshire Hathaway. Just like you, the initial pitch seemed great hence why I joined but the training is not there as I hoped. I'm chatting with a few agents on here (from KW and eXP Reality), and it seems like it would be a better fit for me with my RE goals

@Sean Toomey - It just seems in this crazy market (and even before), finding a good deal on the MLS was a needle in a haystack. I've seen deals fall through for a variety of reasons but usually (strictly from an agent perspective), I've seen the property go back on market for the most part. In some cases, they don't go back on market at all and I'm assuming these are the clients to target for the best deal?

Akintola Adesomoju - I recently heard about Driving for Dollar from another BP member. Have you used it? 

David Smith - I agree networking is the best way but curious on what type of events you've held or went to that resulted in these deals? So far I haven't had much luck as either they don't know of anyone or there's nothing available.  

Joe Martella - Nice! Hoping to join you there soon. May I ask what you did to secure those deals? 

Walker Diallo - That was super helpful information. Once you find the distressed property and analyze it's possible potential, are you reaching out directly to the owner or are you working with agents? I guess my question is, once you find the property and have possible numbers - what's the next step in proceeding with the deal? Especially if it is bank-owned or absentee owned.

Hey guys! 

I'm sure this question has been asked thousands of times and I might seem dumb asking but how are you finding these good deals I see on the forums? As an agent, I have access to the MLS and I was able to find some distressed properties but how do I find those ideal or "off-MLS" deals?

Any help is appreciated as I am trying to get into investment properties myself but also build a brand as an NJ RE Investment Agent.

Hello BiggerPockets fam! 

My name is Niraj and I recently got my Real Estate license in NJ. I signed with Berkshire Hathaway in Manalapan, NJ around early March 2021. I've listened to BiggerPockets podcasts for a long-time but finally decided to create an account to make a successful career in real estate as both an agent and an investor. 

I'm hoping to connect with more Real Estate agents (either in NJ or outside the area) to gain more insight/tips from experienced agents. 

I don't have much experience as a Real Estate investor but I'm hungry to learn and get started (I want to have my first property by the end of this year). I have some liquid capital saved up but as a new investor, I'm not sure if it's best to get a hard money loan or conventional loan to finance a fix-or-flip, BRRRR or turn-key rental (especially in NJ where prices are very high).

That's where I'm looking to either join an investment team or build a team with like-minded individuals (investors, contractors, inspectors, etc) to learn and grow from as well as fix/rent/buy/sell properties. Some properties I know the partner/team may have more of a financial contribution than I will since I'm a newbie with limited capital but I'm willing to put in "sweat equity" in return. I have access to a few of the NJ MLS's so I can search for properties, run comps, physically see the property, and as needed, act as the buyer's agent (to buy the place), landlord's agent (to find tenants) or seller's agent (to sell the property after it's been rehabbed).
