I'm a newbie to real estate, and am looking to diversify into it.  

I'm interested in what people think about private real estate funds, such as Origin Investments and Eastham Capital.  Both of these have similar models, investing in a portfolio of multi-family projects in the $5-25 million range (Eastham), or $10-50 million range multi-family and offices (Origin), which have a value add possibility.  Quoted IRRs are 15-20%, and have hit their marks in several previous funds. 

Anybody familiar with these companies and think they're a good hands-off way to invest in real estate?
