Just came back from Tokyo, sorry - probably won't be able to come up again this month...is there a video link/Skype option? ;) 

Also, if anyone's got any questions feel free to send them over, I can reply from our experience (if it's something we know anything about, if not we can find out from realtors, property lawyers we're in contact with, etc), which will hopefully give you something to discuss, too...

Hi, @Jasmine Bu, and welcome to Japan :) just a quick two cents -

1. Managing your own holiday rental is great for experience and getting your feet wet, but as you acquire more properties you might notice it's becomin a full time job which eats away at your precious time (which could be spent hunting and orchestrating the next deal, or just enjoying life ;) - there are plenty of companies in Japan who can do that for you, top to bottom, from advertising through  management and all the way to complete subleasing (meaning, they pay you standard market long term rent or slightly higher, keep the place occupied, renovated and constantly cleaned etc - less yield if occupied all through the year, true, but also zero hassle and hands-on mgmt required).

2. For higher monthly returns, even on standard long term leases, I'd advise to check out Sapporo, Nagoya, Kobe, Yokohama, Kawasaki, Chiba and Fukuoka (although prices in Fukuoka have also been going up significantly in recent years, so higher yields getting tougher to find). Real estate agents here are more foreigner shy compared to Tokyo, Osaka and Kyoto, but well worth the challenge for the higher returns achievable.

@Jay Hinrichs, long time indeed, how have you been, buddy? :) sorry for disappearing, don't have much time to chat online these days, as we've been super busy - the economic recovery here has done wonders for foreign interest in the country, and with us being one of the only companies covering the entire country with a single point of contact solution at all entry levels (and in English!), we've had our hands quite full. Besides, Priti does a way better job then I ever could, being so much more polite and to the point than I am ;) here's a recent piece about it - http://asianpropertyreview.com/the-sun-rises-again...

Love the new website, well done - excellent idea, and much needed, I'm sure, particularly in the USA, and you've certainly got the reputation and the experience to do the job. Never ceases to amaze me and, coming from a polar opposite as far as the tenants and business environments go, more than a bit scary lol :) personally, Chikako and I have still only got the one US investment to this day, the one you hooked us up with. 

We do have more than a few US and Canada clients these days, however - they seem to be more open minded than they were in previous years, at least as far as Asia is concerned, and Japan is Asia Pacific's biggest investment market, second only to the USA globally - it was just a matter of time before they got over the cultural fear and realised what a cashflow heaven the place is...

my life is really all the motivation I need :) remembering that I can continue my work from a street cafe', a public park, an airport terminal or my living room, that my wife is my business partner, that we can both take any time we wan to have a date, some time off, a three week holiday etc - and that the strictest schedule in our lives is our son's school hours - plus the fact that we're both (almost) always there before he goes and when he comes back - that's what keeps me going at all times (as well as the more professional aspects of taking pride in my work, receiving praise and recognition from my peers, being able to help others achieve their dreams, the thrill of the challenges and overcoming them, etc etc)
