I have a question and hoping someone can help me out.

My condo corporation passed a new rule forbidding dogs that weigh over 40lbs. I have a tenant who’s dog is over 40lbs. My tenant is awesome and I’d hate to lose him, but I keep receiving notices from the condo board stating the dog in my unit is not allowed and must be removed. I don’t know how I’m supposed to handle this. Am I supposed to evict my tenant or send him a notice to end his tenancy? Am I even able to terminate his lease agreement early, on the grounds of this new rule being passed? (his lease agreement is until April 2019).

Hey guys!. I currently have tenants but my girlfriend and I broke up so I need to move into my condo that is being rented out. Do you know if I’m legally allowed to move in and give notice to my tenants that they have to move out? If so, how much notice do I need to give them? Thanks!

Hello everyone,

just wanted to get some opinions about what type of mortgage should i go with? i got offered and recommenced with a 5 year fixed.  Its a condo i bought it more for the appreciation rather making it a rental so for that reason i dont think id be holding on to it for to long maybe 2 years?. im in canada, ontario if that helps

A couple ideas to consider:
1. Is the condo TRULY break-even? Are you including vacancy, property management, repairs/maintenance, cap-ex, and accounting fees? Sometimes beginners think they are breaking even until it's time to upgrade the kitchen or a bathroom or you have a month of vacancy. Make sure your numbers are accurate. What if interest rates rise by a percent or two?

2. Appreciation is fantastic, and looks strong in the Golden Horseshoe due to macro-economic factors, but a flat market is still possible in the shorter-term. Cash-flow is not only a nice way to make a bit of money, it also protects you through the ups & downs of the real estate cycle. If values decline...no worries if you're cash flowing. But a break-even property is a lot tougher to hold through a downturn.

3. Banks are conservative with their numbers, and they like to see cash flow in order to loan you more $$ for future properties. If you want to grow your portfolio, holding break-even property will make it more difficult.

Both break-even & cash flowing properties appreciate in the same market, so why not pursue the latter?

Thank you Ryan I appreciate all the input. Cash flow is what I would like to see as the end result definitely. just hard to map out a price to rent it out at as these condos just got build and currently still being built. I've been also told if I rent out the unit within the first year I get taxed 13% of the sale price? Is this true

Thank you Roy, I'm liking the idea of renting it out and letting it grow long term. let's say I rent it out at a price where I'm breaking even is that a good deal or should the goal be to make a cash flow out of it as well IF able to

Hello everyone,

been lurking the site forever and just decided to join. some great/helpful information that ive picked up just by reading so want to thank all of you for sharing your experiences and advice!. Little about myself im 24 years old from Burlington about 2 years ago i made my first purchase on a pre build condo development  in Grimsby, Ontario, At first i really didnt know what i was getting myself into but finally wanted to own and invest my money. I must say im very happy i invested into Grimsby over the years to see what its slowly becoming is pretty net. Now im just debating what to do with it im leaning towards renting it out and doing the Brrrr strategy just not sure how that works with new builds/condos. Does anyone have experience with it?
