I am in contract on my first acquisition of a short term rental, a single family home under 10 minutes from the beautiful beaches of Anna Maria Island on The Gulf. I am in the process of trying to select a good property manager for this business, as I’m not close. Does anyone have recommendations or any to avoid? Evolve is a national company and I like the idea of that, since the relationship would scale if I pick up properties in other areas. I wouldn’t be locked into a contract and they take 10%. There is also a local option that takes a larger percentage but seems to earn it by being more inclusive at 25%.

I currently hold the home personally. I know I need to get an LLC at some point soon. I really appreciate the insight, which is exactly what I needed.

I am looking to do my first cash out refinance but I have a couple of questions. I don’t know the worth of the house. I had an appraisal done about five years ago but we have another bedroom to count now in terms of comps. My question is, can I get my own appraisal before refinancing and would it be valid if I did? I’d like to know my loan to value ideally before getting into the process. Also, how is the lending scene looking for cash out refinances on a rental?

I have had this thing happen with one of my homes and the company ran a camera as mentioned before/ above. If I recall correctly that was a few hundred dollars just for diagnosis. If they pulled back roots, you might be able to skip that step. However, I think the camera helped them know exactly where the issue began which is important for remediation.

I am getting started into rental properties myself, as my husband and I (almost accidentally) house hacked two homes. I'll have plenty of questions for the community as we work toward our first development property, a long distance vacation rental that will be funded through a cash-out refinance of one of our existing properties. 

This question, however is on behalf of a client at my day job; I work for an IT consulting firm. They are a property management company that is seeking a software to manage mobile home parks. Can you all give me feedback regarding any personal experiences you have - positive and negative - that might factor into a sound recommendation?
