    Your best bet is to find a Real Estate Investor who believes in you. Then you can pitch deals to him/her. Something along the line of: "If I find a great deal and bring it to you, cut me in after it sells for a certain percentage". That way you learn, you put up no money and you don't sign a contract with no way out if your projections are wrong.

Hi Dottie, My credit was not as bad as I thought (right below 700), but I will still continue to work on it. For the FHA 203K loan, do I have to live in it or can I rent it out to someone? We own our home now and hubby and the kids won't uproot from it just yet (I need to make a believer outta him!).

 Wow, Jay, you have been in the game for quite some time. I wish i had talked to you when i had my Real Estate license, 7 years ago, before I let them expire. I might be in a different situation by now. I do wish I could change someones mind, into taking a chance, but I also do understand what "chance" means. Thanks and if you think of any other steps I should take, Don't Hold Back!

It simply is not possible in today's envirnonment of HML ( unless HML is dumb as a rock) to find HML with no money down bad credit... just won't happen.. so change your tac and go after money partner first

 It definitely needed repairs, interior and exterior. And I just took the middle comparison, not the low or high #'s, that Zillow gave (not sure if thats the right thing to do).

I thank each one of you for your honest responses. I definitely will check my 401k (Gerardo Domingues) & buy Brandon's book. Keep chatting with HML's (Eric Wesley). Not sure about cutting cable (Russell Brazil), family would despise me...lol. Appreciate the insight (Hugh Lyles) and the truth,not a bubble buster, (Leland Barrow). Thanks for the heads up (Jeffrey Griffin). I will take each one of your advices and hopefully will be on the path to success soon. I appreciate all the feedback....we'll talk soon again!!

Hi everyone @ BP, 

I don't want to bore you with a long story, just want to introduce myself as a Investor In The Making. My sister & I are anxious to get started (time is flying too fast and not getting any younger). Here's the thing, $2,000 is saved, credit is not so great (damage was done 6-10 yrs ago & still showing on report), we both have families and full time jobs (sigh). Listened to numerous BP Podcasts (so glad to have found yas, thank you!) and audiobooks. Always been fixer uppers ourselves, but would hire contractors for the work also. I'm feeling a little discouraged, since saving is difficult with our situations. How or where can we find a lender with very low cost startup in Maryland or Delaware to go for our first flip? I've tried several & they want at least 10% down on a $70k 4 bedroom/2.5 bath home that could sell for $175-250 after repairs. I know we are a little late in the game, but we need Financial Freedom (Don't wanna work till I'm 80) and be able to help others in any way we can. Sorry, ended up being longer that I thought. Thanks for all who help.
