Thank you for your kind response and insight into the permit/variance process!
I am embarrassed about how late I am replying to your message! I was alerted when you posted it and I didn't have a chance to immediately reply, but then I was unable to find it on the app (which is what I have been using over the past few weeks), and I thought it was removed! I just logged onto the desktop version, and there it was. Sincere apologies, I am still learning to navigate this site. Again, thank you for taking time to reply to my post!
I actually very quickly learned that the property had a very funky zoning, which I didn't fully understand but according to an agent I spoke with it would allow for some businesses but not others, and we weren't sure if they would allow a full residential conversion. It was a bit much for me to bite off, being a newbie, so I had to walk away from it.
Anyway, the property is on 14 N Penn Ave, Jenkintown (actually Rockledge) 19046. Maybe a more seasoned investor like yourself could find some potential in it. It has a large parking lot next to it, which is what I really liked.

Dear BiggerPockets community,
I am looking at a mixed use property in Philadelphia which currently has a commercial space on the first floor and three residential units on the second. It has a large lot and I am looking to expand the property by adding more residential units and convert the commercial space to residential units. Does anyone have any experience with a similar situation, any insight into the challenges that may come up, or any advice for putting together a preliminary written proposal detailing plans for the zoning board (the property is not inspected or purchased yet, but when I asked the board if the zoning would allow the conversion they asked for a written proposal).
