My husband and I jut closed on our 1st property in Virginia and we are working on it now to convert it to a 3-unit buy an hold property. Since we are originally from Lakeland, we are planning on buying a few properties in/or around Lakeland to buy and hold. We will be in Lakeland from 10/20/18-10/23/18 for a fact finding trip and survey the area for pockets where we should buy in Lakeland. To that end we are seeking to work with realtors who are or have invested in Lakeland. Any leads or introductions are greatly appreciated.

Hello BP family,

Would having mortgage company provide you another pre-approval letter within 10 days hurt your credit? Some background:

we were about to put in an offer for a duplex 5 days ago and had asked our mortgage officer to provide us a pre-approval letter. As he sent it to us, my realtor sends me the fateful text that the seller has accepted an offer. However, because we were undeterred, we looked at another home this weekend and are looking to make an offer tomorrow. I assume we need another approval letter since this is a different property with a different price. Would my mortgage officer need to re-run my credit and if so, would him doing it within such a short time hurt our credit?

I'm learning to analyse deals almost daily to familiarize myself with the process. The tools are awesome but I'm struggling to pull comps to determine ARV. Zillow, Trulia and such gives some information but frequently its not sufficient (ie Too few comparable home sold within the 0.5 mile radius or even the same zip code).

A recent podcast highlighted how much information can be obtained from public records. On that note, what site and or public records entity should I be looking at and how much and what kind information is available there? I'm asking specifically for central  and northern Virginia but would welcome answers for Maryland and DC as well.

 Would love to bother my realtor but due to our currenet lease we are not in a position to buy until November-January. Seems unfair to request comps daily/weekly when Im not ready to buy yet.

hello BP, 1st time landlord question. When you are renting out a home, do you carry homeowners insurance and require teenat to carry renter's insurance too? Is there such a thing as too much coverage?
