@Craig Curelop and @Tyler Howell really appreciate you both taking the time on this, it sounds like I may have dodged a bit of a bullet. Might make a bit more sense to go it a bit more slowly and learn a bit more about the market before jumping into flips in Denver!

@Craig Curelop I've been more comfortable flipping in the past, but am not opposed to starting to build out a rental portfolio. Buy and hold is just something I don't have much experience in, but if it's more of an optimal strategy in the Denver metro area it might be something I need to look a little more deeply at.

I am surprised to hear your comment on flips though, is the market just a little past the flip stage? Are people in general holding or maybe trying to get into new construction?

Hi all,

I'm new to the BP community and am starting to look at deals in the Denver metro area. I'm planning on relocating in the next few months and wanted to get some ground work laid out prior to arriving. I've done a few deals on my own in the past (just SFR flips with my own cash), but am curious about looking into some HMLs in Denver to expand my footprint. The bit of research I've done so far hasn't been super fruitful though, have y'all had success with HMLs in Denver? Any advice you have would be great, thanks!
