Hey ya'll! I wanted to bring up a concern of mine as a rookie investor. I would like to begin my investing journey by wholesaling and have been actively researching the different methods of doing so. In doing so, I understand that I have several strategies at my disposal, including contract assignment and double-closing. However, I found that the assigning of contracts seems to be a grey area that, as a rookie investor, I am not comfortable in pursuing without more knowledge. This grey area seems to stem from the definition of a broker, and as a wholesaler without a license, is illegal when done incorrectly. However, I also came across double-closing. I would love to hear from those with experiences in this area and possibly learn more regarding the legality of these strategies! I would also love to learn more regarding how one can better establish an end-buyer even before engaging in a deal!

Hello everyone! Out of the blue my mind seems to always gravitate towards different scenarios involving real estate. At one point, I was thinking of the process of purchasing a fixer-upper and ways to add value to it. However, I am curious to know, is there such a thing as adding TOO much value to a house? After renovations, if a property eventually has an appraisal value that stands out as being much larger in comparison to neighboring homes, is it good or bad? Would love to hear your thoughts regarding this!

I'm considering wholesaling as a means of gaining capital and learning more about real estate investing. In doing so, I want to be more hands on and learn more about my local market here in northern Dallas.

@Eric James I understand how doing so could be a waste of time. No one wants to waste their time when they could have made more progress towards more important goals. However, I believe that starting a conversation and discussing new opportunities could also lead to new ideas and the potential for a future relationship that can benefit everyone! Its taking a risk like anything else in life, for example ..... investing in real estate!

I have just finished reading the book "How to Invest in Real Estate" by Joshua Dorkin and Brandon Turner. Hands down it was an amazing read and provided a sincere education in regards to connecting with the average reader. One of the many things that caught my attention was the prospect of forming partnerships to not only finance a deal, but to educate yourself more and expand your network! As someone who is merely beginning their journey in the world of real estate, I am curious, for someone who has experience, what do you believe are the foundations of a great partnership, and what is the best way to structure them? 

Hello everyone! I just want to clarify that the intention of me starting this business was to temporarily provide financial assistance to my parents while I was away from school during the summer. Hello again! For those who may not know, I'm Nik! I just recently joined BP after beginning to read several REI books and other podcasts. I am currently a full-time college student as of a couple years ago in Richardson, TX and am now gearing up to expand my knowledge into real estate investing. I am looking to build a portfolio of single family and small multifamily rental properties to increase cash flow. I would also love to learn more about larger 50+ unit multi-family properties. I'm planning on investing locally (Dallas/Fort Worth/North Texas) areas as of now and possibly remotely in the future, preferably around the Phoenix, Seattle, and Denver areas. I'd love to connect with current investors, real estate agents, local REIA's, and property managers from both the DFW and other areas to hear their perspectives on their REI journeys. @Eric James Absolutely! Even now as I have a part-time job at Home Depot, I interact with contractors almost every day. You can tell if they are one by the items they purchase and the quantity. I hope to acquire my first property really soon!
