Hey Nikki,

If you haven't taken the leap yet, I'd highly recommend securing a real estate license. Beyond just formal qualifications, it acts as a key, unlocking doors, education and opportunities in the industry. Plus, there's the added bonus: it often comes with discounts on on-market deals.

Try to attend events, not just industry based but diversify! Attend not only the ones in your wheelhouse but venture into unfamiliar territory. Those niche, out-of-the-box events can sometimes be very much beneficial and where you might cross paths with influential folks.

As it relates to networking. It might sound trite, but it truly is a cultivated skill. The more you immerse yourself, the finer your networking acumen becomes. Everyone eventually finds their own flair, their unique touch that makes interactions memorable. Instead of leaning on clichéd approaches, focus on being genuine: be adept at reading the room, arm yourself with a few intriguing conversation starters, share captivating stories, and maintain that balance between your professional image and personal anecdotes. Speaking of which, a solid online presence, combining your professionalism and a hint of your personal life, is a must. It's where many first impressions are made these days.

@JT Olmstead awesome thank you! I’ll definitely take a look at that podcast. I want to get into real estate investing and I’m not sure if I want to start with buying a house first. I do have the money to buy land but I just want to make sure it’s actually do-able for me.

I recently came across investing in raw land by buying, flipping, and selling it. Anyone who has tried this method - do you have any advice on getting started, pros and cons, comments on if it’s a good place to start my investment journey or not, or just any advice on this in general. Thanks in advance!

I agree with @Darius Parsia but another important thing to me: is the agent an investor also? If not, that alone is enough for me to not to really believe in the agent's ability. I always found it odd that these agents would have a few years in the game and own zero properties. One of my biggest selling points is that I have the years of real world experience in the south Florida market. Find an agent in your market that has a similar mindset and a decent RE portfolio. They should be able to help you a lot!
