Thank you that helps! Right now I am looking to do a few true flips before I hold anymore. I am new to the TX area and have other properties out west that I’m selling off right now to reinvest here. I sure appreciate the tip!

There are a ton of markets within Houston that could be great for rehab, I think the bigger question is what is the end goal of the rehab? True Flip or are you hoping to maximize rents after the rehab? There are still TONS of properties in Galveston Island that would make great rehabs with STR investors always shopping for rentals on the island as one potential exit strategy!

Hello, my name is Nikki and I am an investor who buys and sells properties nationwide. I have rentals of my own and I wholesale all over the US. I am a part of a team who is moving true off market properties that are not being circulated like many of the deals you see that have been picked over. sorry guys ok so purchase price of 347k and arv is 480-550k. Rehab is about 75k. What about finding an investor willing to partner with me, do you think the margins are three for that? Or what if I have two separate investors putting in the money on it? There is an investor interested in partnering on deals and he also does the contracting so worst case scenario maybe I could just assign the contract to him if he was interested. in advance for all your thoughts.

Hello,

I am an newer investor and I may have a rehab under contract as of tomorrow, but it is for a very large amount and all I have is the earnest money. The margins are not there for a wholesale but they are DEFINITELY there for the rehab, low ball estimate if held for 90 days profit is about 30k. So this is my problem, am I going to find an investor that will lend me (a newby) 444k to potentially make 20k. If not, what are the chances I can get a private lender to partner with me to maximize the profit to about 50-80k profit split 50/50 for 25-40k a piece? The money is there, why wouldn't they? Well, the only reason would be I'm a NEWBY, am I right or do I have a chance at this? All help is greatly appreciated!
