@Bob Stevens this is typically what we do--I'm talking for buildings that we believe we want to move forward with, but we do syndications and need to look at what our numbers will be years out for us and our investors. Pro Analyst provides this and it's not an easy program to use.

Hi! We are finding Pro Analyst to be clunky and not intuitive at all. Are there other programs you recommend for analyzing commercial deals? Thanks!

Quote from @Alex Olson:

@Nikki Closser I have tagged @Dave Foster on this as he is a QI and an expert in 1031 exchanges. He can point you in the right direction. Happy connecting!

 Thanks Alex!

Quote from @Bill B.:

There are a couple of 1031 experts on BP. They are QI’s (qualified intermediaries) they don’t find the properties they simply hold your money and follow the rules for you. (You have to use one.) you can never receive the money m

 Awesome, thanks!

Quote from @Brad Jacobson:

There are a lot of little IRS complexities (like everything with tax) when it comes to 1031 exchanges.  Like a CPA or a cost segregation specialist, there are companies that specialize in 1031s.  I would strongly recommend you hire a 1031 pro to ensure successfully execute the 1031.

Good luck!

I'm only finding companies that find the 1031 exchange property for you -- almost like I have to invest with them? Is that what you're talking about? Definitely don't want to do that!

I absolutely will do that. Got any recommendations? :) Thank you!

Hi! I'm getting ready to do a 1031 exchange. IRS says the same party must sell the old property and purchase the new one. But, it doesn't say if we can add someone to the new property. For example, we have someone who wants to purchase a property with us--can they contribute to the new building or does it have to be purchased exclusively by our LLC that is selling the old building? Thank you!
