This is my house thats why I want to remove it. Thanks for all the advices!

Hi all,

I'm thinking of removing the popcorn ceiling in the house and my question is that after i remove the popcorn ceiling, what is the next step i should do to finish the ceiling. If I want to add texture to it (orange peel or knockdown) which texture will be more easy to do? Do I need to do anything after removing popcorn ceiling like put some drywall compound to it or i can add texture to the ceiling right away?

Being the first time is really tough since you are doing it yourself. Been there done that. My suggestion will be when they are late, always take the full rent plus late fee. They will ask if you can waive the late fee just say no. The second time they are late, serve the notice to pay, dont worry about costing money for eviction, because no matter how worried you are, if they have no money they have no money. It just something you cant control. So better be prepared, let them know if they are late they may get evicted. Normally people will just try to test the water and see how far you can go. They are late 1 day this month, you do nothing, then they are going to late more days next month.

Put a 3 day notice and they will pay the rent as early as they can. They said they would pay on the 18th but there is no guarantee it will happen and then 12 days later they will come up with money for the next month rent? You will see how fast they pay their rent when they receive the 3 days notice.

Well, most of the people will ask how you do it and then they will never do it. It happen to me all the time when i buy property and friends will ask how i do it, i give them advise lender contact etc ... and thats it all they do is “talk” and never take actions. Thats why when somebody ask me again i said i dont want to waste my time, get the loan first and then come ask me again.

If you are a buyer you dont need to pay commission so not sure how you think you can save some of the commission for the closing cost?

First find out how much loan you can get then start looking for property that you can afford.

thanks all for the input!

First month my tenant move in (summer) called me and said AC is not working ( i just moved out couple days ago and its working fine). She set it down to 50 because she thought it will cold down faster :)  

Winter time - called me and said the furnace is not working and she is freezing. I told her to take pic of the thermostat and send it to me. So she set it up to 80 and the fan is ON not AUTO. I said put it back to Auto, she said ithe furnace wont work if she do that :)) I came over and it was 70 degreee inside the house but she had her blanket cover her head but her kids was on their tank top and short.... i just need to light up the pilot. Problem solved!
