I am putting up for sale a house which ive done improvements to, such as finishing the walk out basement with a kitchen, bath, bedroom and a common area for laundry.

The adress is 993 celia ln. lexington ky.

It is located right parallel to mason hedly rd with a country club and two hospitals nearby, would make a good nurse rental, in fact i rented just one room out to a nurse for a thousand per month short term. Will work on updating this post going forward.

my agent guves the impression that no owners in kentucky are willing to “risk” financing their home, is it less common for these deals to happen there?

Im curious to know if anyone is currently finding discounted 2-4 unit properties consistently at all in this time of the market, or if their are any direct mail niches that would work best for finding discounts and/or value add opportunities for these types of properties. If it helps im focused on the Lexington KY market and looking to rent to traveling nurses but it would be nice to get something that’s discounted enough to work for a longterm rental also.

I have another question for the investor agents: have you ever made an offer including seller finance for a client without a lawyer? And could you please explain further? My team leader advises against it.

This thread is for all of the real estate agents that are working with investors, to share what they do and how they do it. How do you search for investments for clients? on or off market? Do owners actually want to list with you, or would they rather deal with a wholesaler or investor?
