Thanks Mike. I figured it was a long shot but wanted to ask.

Bigger Pockets put out a list of things that Property Managers should do for the owner.  One of listed items is paying for eviction costs because they picked the tenant. Is there a company in Fort Smith that does this?

I'm in Fort Smith, Arkansas. I've expanded my search area to include Greenwood, Van Buren and Alma, all in Arkansas.

The 1% rule seems pretty straight forward. If the duplex rents for a combined  $1,400 a month, then I can't pay more than $140,000. Correct?

I'm having a difficult time finding a duplex or four plex that fits within the 1% rule. I'm wondering if a storage unit property wouldn't be a better idea. Seems like there would be fewer expenses each month.

I have $30,000 to put down.
