I think BP is great!

BUT I think you should be more ambitious in regards to membership growth. There is so much growth potential in other English speaking countries like Canada, Australia and the UK.

Brandon mentioned in a Podcast that a board member did not want to hear what was possible with the current setup - he wanted to hear what great ideas that was not yet possible.

I would love it if the whole organization would embrace that.

Fair enough, but I would recommend that you get a real estate agent to make an ARV after at least one contractor has made an offer on the work.

Also, I would recommend doing a BRRRR analasys here on BP to see where you would be at after a refi.

Might be a great deal but I see a few problems and possible solutions:

If you use your savings to finance the downpayment you will have A LOT of cash stuck in deal that you cannot refi out. As you mention, this will also leave you vulnerable if things go south.

I would recommend you talk to the owners. Find out:

- why they are selling?

- where are they going from here (what do they need the cash for?)

They might be willing to do owner financing for 80, 90 or even 100% depending on their plans.
