Unfortunately, you won't know everything before making a decision. But at least you can ask as many questions as possible, educating yourself during your search and then make the best decision based on the information you have.

Thank You Jonny, for that wealth of information! The additional fees was something that I did not consider, but then again it's a cost to anything rewarding in life. I think I am going to go for it, if nothing else to open up the door to future opportunities.

I think we have something similar in Virginia,  albeit not as stringent. I think this is the code that applies. In your experience are sellers more comfortable with investors or being approached by investors?

. "Disclosure of brokerage relationships

A. Purchase transactions.

1. Unless disclosure has been previously made by a licensee, a licensee shall disclose to an actual or prospective buyer or seller who is not the client of the licensee and who is not represented by another licensee and with whom the licensee has substantive discussions about a specific property or properties, the person whom the licensee represents pursuant to a brokerage agreement, as that term is defined in § 54.1-2130 of the Code of Virginia."

Hi Nathan,

Thank you for your response. The goal is to become well versed in the laws, contracts, negotiations etc, which I know I can handle. I don't think emotion should play a role in investing, since I am not buying a personal property. Coming from an investigative background, I have experience with dealing with a wide variety of people and building relationships. Hopefully the experience gained from this will help become a great realtor and even better investor.

Thanks Dennis for that information. From my understanding, once you receive your license you have to be assigned to a brokerage correct?

Thank you for perspective from this and sharing your journey. I believe that the experience as an agent would provide many opportunities for networking and understanding in the industry. This I hope will make me a better investor. If I could go back in time, I would have made my first home a rental and used the equity from it to invest in another. You live and learn.
