My property failed perk test, making it useless.  Cannot get it resined either so I’m only left with option to put a 2000 square foot garage on it, which is permissible as either 1 unit or more.  
I posted on FB Marketplace to check demand and was able to find people interested in paying $1200 for 1800 square foot garage.  It’s kinda on low side.  Now I’m not sure how to setup garage height .:.. it’s 30x60’ = 1,800 sq ft garage with 5 doors on longer side that I advertised.  Should I go ahead and install that?  Should I stay with standard height … I think it’s 8 ft for garage or should I get it taller?  Thinking of also getting one garage on the shorter side just to give someone more option to store .  Should I install this garage or better to split for higher?  Part of me thinks big sq ft is what makes it attractive in first place, as small storage is more common.  But then again, I’m not experienced in it, so I do need expert advise on what garage size and door size with height to pick.  Thankyou in advance.

So a bit about me …. I'm a newbie and financially in a situation where I really need to make this REI work. Since I don't have any experience (besides reading these BP forums), I want to minimize my risks.

I want to start but I'm going back and forth between MF, SFH BRRRR, buy and hold land with the intent to build MF later. So these are the only 3 things I understand so far.

I have the option of taking a home equity loan for maybe up to $200K on my current residence.  I’m thinking of doing that so I can make cash offer for distressed homes.  But I wonder if that’s a good place to start.

so basically my question is This:

IF U HAD $200,000 FROM A HOME EQUITY LOAN (I hope that’s a smart option), HOW WOULD YOU UTILIZE THAT CASH TO BUILD A SUCCESSFUL REI PORTFOLIO?

should I buy a couple of SFH and rehab then using BRRRR , or should I look for multi-family or should I buy land with the intend to build later ? Your answers and advice would really help me, Thankyou !
