Hi Stephanie- I know of an off market mobile / manufactured home for sale right now in Sacramento.  It's very similar to what you're looking for, although it's in the south Sacramento area.  I saw it last weekend, and although I didn't see much value from an investor's perspective, it may be a good option for your mom.  It's also in the same price range that you mentioned, with all appliances included!  Send me a private message if you're interested in hearing more about it, and I can certainly put you in contact with the seller.

First of all thanks so much for the offer to help everyone with their plumbing questions! I've installed several 1/2" angle stop valves onto 1/2" threaded galvanized pipe in my kitchen. The valves are the $8 valves from Home Depot that come in a yellow box. No matter what I do, most of the time they leak just slightly where the end of the valve meets the galvanized pipe. I've tried tightening them a lot, tightening just past hand tight, and everything in between. I've also tried anywhere from 3 - 12 wraps of Teflon tape. Any idea what I could be doing wrong? Is there a better valve out there that I could try? Any input is greatly appreciated. Thanks.
