@Julie Marquez I actually want to keep the tenant to help with the mortgage. Although I want to be involved in a screening a new tenant, I wouldn't mind inheriting one with a good history. I'm just a bit cautious since this will be my first home. Also, when we walked the house it looks like the utilities were not metered separately but I am still trying to verify with the seller.

I am looking at a property that has an attached mother in law suite with a separate entrance, kitchen, full bath and a 3 year tenant.  It looks like this SFH was rented out as two separate units, the main floor being unit 1 and the basement as unit 2 (they even have separate mailboxes), I will be occupying the main floor.

From what I can tell, the tenant is a single young working professional. My plan is to get the tenant into a month-to-month lease at least for the first 6-12 months then go to a yearly lease. 

So the question of is it a good idea to inherit a tenant from a mother in law suite?

Hello!

So I just received my Certificate of Eligibility for my VA Loan and my next step would be selecting a lender. Is there a big difference in choosing a lender that specializes on VA loans or should I just go with traditional lenders?My credit score is at 800s and I'm currently debt free. I plan on using my loan for a multifamily home in the King County vicinity.

Hello! 

I am 24 year old software engineer who is on track to becoming a real estate investor  and entrepreneur!  Prior to the Tech industry, I served my country as an Infantryman in the Army. As far as my real estate knowledge goes, I am a total greenhorn but I am plan on changing that using one class, book, video and podcast at a time. 

Although I am debt-free and on a great job, "Rich Dad Poor Dad" changed how I viewed money and has resulted in me being on a mission to financial freedom.

My goal on the upcoming months is to snag a multifamily home in the neighboring cities of Seattle.
