I have a couple (aka girlfriend & boyfriend) who signed a 1 yr lease about 4 months ago.  They have since broken up and decided the girlfriend will stay and they will find a tenant  to move in and take the boyfriend's place.  

They have found a tenant that I have screened.  I am ok with her other than she has a low credit score (based on little credit history and high student loans from what I can tell, she is very young and currently lives at home).

My question is, should I assign the boyfriend's interest in the lease to the new tenant or somehow add the new tenant to the existing lease in order to keep the boyfriend on the hook should the new tenant not pay.

Appreciate any advice.

Does anyone have any experience with Oakland Livingston Human Service Agency (OLHSA) in southeast michigan?  They are offering to provide a tenant who is being evicted rent assistance.  They say they will need a judgment and they will pay that judgment amount as well as current rent, pending an inspection of the apartment.  They say they are not a section 8 program.  

I'm thinking this is maybe more hassle than it's worth.  I'm wondering if anyone has any experience with this agency or other nonprofit agencies like it.

There is no lease, only a month to month agreement with the previous landlord.  When I took possession of the property a few months back, I intended to continue the month to month agreements with the inherited tenants until I was ready to give them the 30 day notice to vacate inorder to remodel.  

Since they are on a month to month agreement, I can give them 30 days notice to leave when I choose.  I was wondering if it's worth going through the process of a 7 day pay or vacate notice.   Will that cause more trouble than just trying to extract whatever rent I can  and  then give the 30 day notice to vacate?

I did deliver late rent notices requesting payment immediately to both tenants at the beginning of each month. Both tenants have made partial payments and are drowning in late fees. I have tried working with them over the last few months and they have gotten close to catching up, but now are two months behind (October and November) .  I'm tired of chasing the rent and one of them stopped returning my calls/texts.  

I have 2 month to month tenants that are two months behind on the rent in Michigan.  Does it really do me any good to give them a 3 day to pay or quit notice?  Or should I just give them the 30 days notice required for month to month?  Can you really get them to move in 3 days or is it easier to give them the 30 days.  

I'm looking for some advice on how to handle month to month tenants that are behind on rent in Michigan.   I purchased a fourplex in late July and as a result inherited 4 tenants, each on a month to month agreement.  I have two tenants that have been late with the rent since I purchased the place.   It is the end of October and I have not recieved any rent for October.  I understand I can give them 30 days notice to vacate at anytime, but I'd like to keep them on board until early Jan-Feb at which time I could do some much needed upgrades/repairs.  

I assume it would be hard to fill two vacancies during the holidays/winter.  

The tenants seem to be taking care of the place, so I'm not worried about damage.  I am getting frustrated, tired of their excuses,  and tired of being taken advantage of.   

I'm looking for advice.  Should I give them 30days? or should I continue to extract some amount of rent from them until I am ready to remodel and put up for rent.?  Am I worrying too much about a filling the vacancy in the winter?
