Post: Bend Oregon Cap Rates

Bend Oregon BPers!

I'm curious what cap rates folks are selling their multi-family properties at? From what I'm seeing from active listings on the MLS, they are going for 4%ish, but that can't be true, right?

Anyone want to chime in and share a success story from Bend on the cap rate that you sold your duplex, triplex or 4-plex at?

Hey Brian,

Can I assume when you say "I've got Susan's course", and then go on to recommend others, that you would not recommend her course?  

I do see that Susan mentions Bill Walston in a .pdf that I found that's a decent introduction to the content in the full course.  It seems like good stuff...

Hey BP Wizards!

I'm researching and working go get my s#*t together to make a Master Lease Option deal a reality.  I've gained a lot of insight by searching the internet, but I think that I'm ready to take my knowledge to the next level.  

Is there a course, book, workshop, etc that anyone can recommend highly that would get me the "whole package" on MLO's, all the way from finding and analyzing a deal to writing up an offer, nogotiating, and finally signing a Master Lease and Option to Buy?  

I read a bit about Susan Lassiter-Lyons' course, Master Lease Option Method, but its hard to gauge from her website (www.masterleaseoptionmethod.com) how legit the resource is.  It's kind of a landing page...put your info in here so we can spam you...sort of home page looking situation.  Has anyone purchased the complete "Method" from her?  Any feedback on it?  

I'd be very happy to hear from anyone that has some "real world" advice on Master Lease Options as well.  I definitely have a solid foundational understanding on how they work, and I've even gotten to the place where I've identified a couple of deals in my local area that I'd like to move on, so I'm really at the place now that I need a deeper understanding of how to move from conceptualizing a MLO to actually getting a MLO deal under my belt.

Hey BPers!  I'm Nic Reid from Bend, Oregon.  I grew up in Ashland in southern Oregon, where my mom was a broker, so I think that I got my introduction to real estate there.  As well, my dad has invested in real estate over the years, primarily for personal use, but has done very well.  The leap to being an investor was pretty natural for me as such.  

When I'm not managing my rentals, I'm a fly fishing guide.  Its fun, but I'm likely moving away from it as I'm a single dad, and very committed to the idea of living beneath my means in an effort to live off of the income generated from my investments, which will allow me more time to spend with my kiddos.  

I guess I'm a REI already...I own 14 doors here in Bend and manage them myself. 13 of those are multi-units. And one SFH. I found BiggerPockets through reading about financial independence, frugality and living beneath one's means...from the master...Mr. Money Mustache.  I can't remember how I came across the Mustachian network, but it speaks to me.  

At this point, I'm just keen to learn more about REI. I'm honestly not sure if I'm done, or whether I'd like to push on and continue to build my empire. In either case, I'm fascinated by the stories, advice and wisdom that are gained here on BP.

Hit me up if you're curious about my journey and if you'd like to share yours.  I'm always into meeting people in person to share a tale (and a beer!).
