Hello, 

I am looking for a mentor that can help me learn more and more about short term rentals process. I want to know how to go about getting my first one. Is there anyone out there who can provide me some direction?

The property will be self-managed.

1bd 1bth: Price: $195,000

$1923/month with 3% down 

Properties in the area that are similar go for around 2000-2300/month

minor renovations needed( carpet in the bedroom and replacing some cabinets)

3bd 1.5bth: $195,000

$1,286/month with 3% down

properties that are similar in the area go for around 2200-2300/month

no renovations needed

I want to know which is a better deal. An  1 bedroom 1 bathroom apartment in the Center city or 3 bedroom 1.5 bathroom in  Point breeze? both around the same price.

This might be an obvious answer but which would be more feasible for someone that doesn't have a lot of money to put down; Using my FHA loan to purchase a large 1bd 1bth condo and renting it out both longterm/shorterm or Using my FHA loan for a duplex/triplex and house hack?

FHA and USDA each have pros and cons. However, USDA loans are only for rural areas.

Since you are looking in Philadelphia, that area would not be eligible for USDA.

Therefore, an FHA loan or a 3% down conventional loan would be your best bet.

I don't have experience with USDA loans other than that they have a tighter set of criteria compared to FHA. Are you buying in a rural area?

The LLC won't do you much good right off the bat. A lender isn't going to give you an FHA loan in the name of your LLC.

Hello! 

I am trying to purchase my first property with not a lot of money down. It is a 1bedroom 1 bathroom condo in a fantastic area. I want to know if I should use my FHA loan? How good are USDA loans? I am in need of some guidance :)

Ps: I also have an LLC with my own tax id.
