We sent out our first (68) set of yellow letters, got 5 calls and 1 potential deal. My question is should we change the second and third (and fourth) yellow letter to say something different? our letters are very simple, Hi my name is _____ we would like to buy your house at ________ please call us at_______Thanks.... we are going to be starting these letters soon to send out again.

Without going through a realtor, how else can i get comps for houses in a neighbor hood i am looking at buying from? i can go on Zillow, sure, but how accurate are those? I know the sold price on my house was incorrect when i looked it up. i am in the Puyallup area of Washington State.

We are from Washington state. Just starting out. Looking for a simple one page purchase and sales agreement with an inspection contingency for wholesaling real estate. Doesn't necessarily have to be specific to Washington state, I am going to have a lawyer look it over anyways. I am looking for something that could be understood without having to use a legal dictionary or lawyer if you catch my drift.
