Post: pros and cons of electric baseboard heating in northeast region

Hi all,

I plan to install electric baseboard in order to remove heating expenses for a multi. The obvious advantage to me is some financial gain. Like to hear some experiences other landlords have with this option. Does electric baseboard increase tenant's heating cost significantly? Do future tenants avoid renting apartments with this type of heating with expectation of higher heating cost? Do you see higher turn over rate for the same reason? This is my first time to separate heating, any other better options? Any feedback is appreciated.

Thank you both for sharing  you insights! 

I am a full time RE investor in landlording. I lend to fellow flipping investors, not on a regular basis, 1-3 times a year. Now I have been thinking to use my personal savings to grow private lending. Not sure how much involved I will be. How to define that I am active in lending business? Is there a certain number of hours per year devoted to it according to IRS? I heard somewhere says 500+hours/yr. Also even if I could make up enough hours to become a lending professional, can that part of income be treated as active given my primary career is a full time REinvestor? Thanks again!

I have done PL lending inside of Roth IRA. Now want to branch out to my personal fund outside of Roth. A quick tax question - is the income from PL treated as passive or active in the eyes of IRS? Thanks for any insights!
