Hi, I'm new here. I have an off market deal that I'd like to analyze for a Flip or possibly a Rental. Where would I go to run the numbers? I briefly went through the "tools" section but I'm sure I'm not in the right place. I know the asking price is too high, but I'd like to run numbers and figure out what would make it a deal. Our market is super hot, very low inventory, everything is selling for over-ask (but this is off market). It's an old SFH zoned for MFH in a Class C neighborhood. These houses last less than 24 hours in our market. Thanks for any direction!

Prices are way up all around, and inventory low.

I have a nice “welcome letter” typed up with all of that included & attach the lease. I like the idea of a binder though. Maybe use sheet protectors or laminate and it could be wiped down & used repeatedly and kept in each rental?
