Just wanted to say thank you again @Nathan Gesner and @Cassi Justiz.  Took your advice, tweaked it to the seller and we have a confirmed appointment to walk the property on Saturday!

Hey @Nathan Gesner.....I agree that she is wanting a full price offer for it regardless of condition. At the same time, she did reach back to us after several months and I don’t want to ignore the opportunity. I was just unsure how to say what you and @Cassi Justiz said and didn’t want to let it take up space in my head.....I just shared with my husband last night that I’m still not convinced she’s ready to sell. But at least throwing the offer out as suggested will put the ball back in her court and I can get it out of my headspace....lol....thanks again!

Good afternoon!  We (my husband and I) are currently working with a somewhat motivated seller who is balking at letting us in the house to provide her with an offer.  My education is telling me that she is most likely a hoarder, terrible housekeeper, or there is significant deferred maintenance and  possibly more that the seller is hesitant to disclose.   I have already tried to determine her number and she just isn't giving anything.  I know that she is looking to sell quickly and easily so that she can move into an already purchased downsize property.  When we first discussed (approximately 3 months ago) she had a family member living in the new property and was not yet motivated as she was unsure when the family member would be moving out.  She reached out to us this week indicating that she is ready to entertain cash offers.  Knowing this, part of me wants to give her a our best offer contingent on walking the property. At the same time, my old negotiation voice is telling me that we shouldn't throw the first number on the table. I'm hoping that some wisdom from the BP community will either help me overcome my fear and throw the number out or confirm my old negotiation voice. Anyone willing to assist me in taking the next step?????  THANK YOU IN ADVANCE!!

Hi everyone! I’ve been reading lots of posts, blogs and listening to the BP podcasts to the exclusion of all else! As I’m taking a break from reading a book on how to find great deals, I stumbled on to something that looks like it might be a deal. Since I’m not exactly ready to jump in yet, I’m wondering if anyone on the forum does fix & flips in the McMinville, TN area and could speak to the area of West Riverside on the south side of town.....just looking for some info since I’m not local.....any insight would be appreciated!!
