Ok so after doing some more research my understanding is that even though it is technically a buildable sight as far as zoning, it may not be financially feasible to build on the site for other various reasons.  Would this be a correct assumption to make?  Besides the fact that it has water and electric available I don't know anything else I should ask to understand if it would really make sense to build there.  Either way I may just do it for the experience.  I appreciate everyone's help!

@Jay Hinrichs, I am still doing some research on the value of the land in the area. There are a bunch of other lots in the MLS in the immediate area that are about 4000. I asked a realtor friend of mine that said it's mainly because they are in an area that is considered more of a flood zone because they are in a lake resort. The guy I want to buy from listed for $1500. I figured if everything checks out, for 500 it's not much of a risk and in the area that I live in owner financing is a huge thing so I'm hoping to make a little bit of a profit that way as this is my first deal so I'm not expecting any kind of substantial return.

No he didn't suggest that I don't hire a title company.  I was just wondering if I could do this without one.  Besides checking with the county for restrictions is there anything else that I should check into?  Thanks again.

Hi.  I'm very new to real estate investing and just found some really cheap land for $500 that I have decided to purchase from someone on Craigslist.  I was wondering if someone could tell me what exactly would have to be done in this instance as far as transference of title and any other legalities to look out for. Would I be the one to draft the warranty deed?  Would I have to check for liens myself?  It isn't worth it to me to hire a title company for the amount of the initial investment.  Thanks in advance!

I'm interested in buying a mobile home and moving it onto a piece of land in the future.  The problem that I'm facing is that most of the mobile home parks are saying that it can not be moved after I purchase it.  My question is if I own it, can they really tell me what I can do with it?  This doesn't make a lot of sense to me.

I'm not sure if this is in the right section but I was wondering if anyone has any advice about finding a realtor.  I am looking to purchase my first investment property and I'm looking for houses in the 30k range but I can't find any realtors that are willing to show me the properties.  They are polite on the phone and say they will set up a showing and then I never hear from them again so I'm assuming it's because of the price range I'm looking at.  It is becoming a little frustrating because this has happened about 4 times now.  Any suggestions?

Thanks for your responses J Scott and Gerald. I basically understand the general idea of wholesaling as far as finding the seller and buyer (and the marketing aspect) but I don't really understand any of the other details as far as what is supposed to be in the contracts, what my responsibilities are in the whole process, when to go to the title companies and what to say to them. Basically, all of the smaller but very important details. All the articles and videos that I've watched do not explain all that type of stuff.
