I’m looking to start my real estate investing in Phoenix, Arizona. Need some advice:

Should I turn my current home into my first rental and pull cash out in a refi to go buy a different primary?

Or should I sell my current home and buy a new primary and a rental property from all the money earned on my home?

I just signed up and got connected to this site and I hope to get connected with local real estate investors in Arizona. I am currently finishing my real estate license online and I am looking to get into real estate investing. Would love any contacts near Phoenix, AZ that I could reach out to and meet. This is a new career path for me and I’m eager to learn and excited to further my knowledge on investing. I’ve been reading a ton of books and I’m ready to take that into action steps now.
