@Dara Thomas Yes!!! Use all the advantages they offer. I plan to let my job pay me to fund my other ventures. I have a 5 year plan to be out of the corporate world. For now, I'm learning and connecting. My husband and I have a goal this year to start getting out and networking with people who invest in real estate and learning as much as we can. We want to purchase our first investment (a triplex or quadplex) next year. <3

Looking forward to the responses. At work as I type this. LOL The struggle is real.

Happy New Day to you! 🤗 A friend and I will begin driving around and taking a look at what's available in our area. We aren't necessarily in a position to buy and are still learning so this part of the plan is "faking it until we make it". Lol Although this is pretend for now, what tips do you have for us as we drive around? What are we looking for when surveying our area? For context, we are interested in duplexes and small multifamily units. The goal in doing this is learning how to analyze our market as well as deals as we see them.

Is it plausible to invest in REIT's for the dividend return to then use that money to reinvest in purchasing your own MultiFamily property or other commercial property? I understand it may not yield the hugest dividends but is it a good way to kind of "get your foot in the door" if you don't have a major amount of money to invest right away?

Yes these are the steps that i'm missing. I think the articles are written for some people who have even a little bit of experience in RE investing. I need the How To for Dummies articles. LOL I'm all the way new to RE investing.

Hello,

I've found several articles about the newbie commercial investor and how we should begin. Some of the articles I've read mentions to begin making offers. Is this the first step or is there a bridge to connect me from getting started to making offers? I feel like there are steps in-between this process that i'm missing. In addition to educating myself and networking, the next step is...? Surely, I'm not quite at the making offers level yet but if that's the next step, then let me head down that direction.
