Hello everyone, I’m pretty new to BP and would love to build a team for investing and network to build quality relationships with people in Logan Square, Chicago. I’m born and raised in Chicago and have been a broker for 10 years and an investor for 4 years. I’ve been building my team full throttle in past year and want to start aggressively house hacking for next few years. Would anyone like to try and get a meet up in Logan Square?

@Chris T. I'm always open to network and pick each others brains. I've been in real Estate for 10 years in Chicago and am getting my ducks in the row to start aggressively investing.

Hello, Does anyone know of tools that you can use to leverage your current investments and cash to buy more properties? I own 2 condos in Logan Square, Chicago and am looking for a 2flat in the area to buy. I have a HELOC on my investment condo and am debating to use cost segregation to make my money work for me more.

Does anyone have any other tools to use to help your money work for you more?

@Yonah Weiss I've seen companies do this for as low as $200k properties. I think you get the best bang for your buck if it's $500k and more. And it only brings value if you owe money to IRS. Otherwise it's pointless since you don't get a check from this outright.

Hello BP members. I just discovered a new way to leverage your money and current assets to purchase other real estate and am wondering if its too good to be true and what is the catch. What are your thoughts on Cost Segregation to speed up depreciation payments? My first impression of it is why not?! A dollar today is more than a dollar tomorrow and as long as you don't sell the property in 5 years or less than how can it hurt, right? I'm new to this trick so any thoughts would be greatly appreciated.
